When it comes to viewings, you want to be sure that you get a good idea of the property you are thinking about buying.
In this guide, we outline some important details you may want to consider during your viewing, to help you make an informed decision about your potential new property.
THE EXTERIOR
The exterior of a property can reveal a lot about its overall condition. When you arrive, try to take it all in and notice if it looks well taken care of. Does it need a few touch ups, e.g. fresh paint on the front door and window frames? Pay close attention to the brickwork and whether there are any cracks in the bricks or mortar. Although this may be tricky, evaluate the state of the roof as best you can to see if you can spot any broken or missing tiles, and do not forget to inspect the condition of the gutters. If the property has a chimney, check if the chimney is straight. If the property has outdoor spaces, check all outdoor areas too. Assess their accessibility and how well maintained they are. Consider parking options if you need a car parking space and inquire about nearby parks, green spaces or other local amenities that may be useful to you.
Security is another crucial aspect to consider. Ensure that external door locks are in good working order and check if the windows have locks. It is also worth enquiring about the presence of a working alarm system.
THE INTERIOR
Similar to assessing the exterior of a property, you want to make sure you take in the overall impression of every room.Check the windows — do they open and close easily? Are they double-glazed? Is there any condensation or misting within the double-glazing? This could be an indication that the windows need to be replaced.
Check the walls, ceiling and floors for cracks and to assess their general condition. Use your senses to check for signs of damp — can you smell or see any mould anywhere?
To ensure you know what you may be buying, be sure to check the following:
- Test all taps and assess water pressure and check how long it takes for hot water to come through.
- Verify that the toilet is in good working order.
- In the bathroom, consider the condition of the tiles, grouting, sealant and assess the ventilation quality.
- If the kitchen is tiled, consider repeating these checks here.
- Ensure all light switches work.
- Ask about the quality of the internet connection and check your mobile network reception.
Do not hesitate to ask questions during or after your viewing. Here are some important ones to consider:
- Is the property freehold or leasehold?
- Has there been any major building work?
- What is included in the sale (e.g. curtains, carpets)?
- How old is the heating system/boiler?
If possible, we recommend that you visit the property at different times of day. This can give you a better sense of natural light, traffic patterns, and neighbourhood atmosphere. Additionally, do not be afraid to schedule a second viewing if you feel you need more time to assess the property thoroughly.
Remember, a successful viewing involves taking your time, being thorough, and asking as many questions as possible.
