What is a HIPs Pack?
A Home Information Pack (HIP) is a series of documents that provide a buyer with key information on the property and must be provided by the seller or Ashley Adams. It is a legal requirement to have a HIP and you cannot market your property without one.
The HIP gives buyers important information about the property at the start of the process and it is provided free of charge. This helps to ensure that there is less chance of a buyer becoming aware of any surprises later on or at the end of the process. The HIP can help reduce delays and extra expense to the buyer and seller but only if you instruct your conveyancer early on.
We believe that the benefit of the HIP is not as useful if your conveyancer does not see it early and is able to assess any issues before they arise. They can usually be dealt with. It can sometimes be too late after a sale is agreed and after the purchaser has instructed their conveyancer.
The HIP is usually made up of compulsory items and official information only.
